AWI East of the River Gateways

The Anacostia Freeway (I-295) currently creates a lateral border that separates the Anacostia River and Anacostia Park from adjacent neighborhoods. Opportunities to break through this barrier exist where the river crossings intersect with underdeveloped commercial centers, as they do at Pennsylvania Avenue and Benning Road.

The east-of-the-river gateways are commercial centers as well as key points of access to the Anacostia RiverParks. They include Howard Road, Historic Anacostia, Pennsylvania Avenue, Randle Circle, Benning Road and Watts Branch. Targeted improvements and development in these areas – including a new waterfront light-rail line and the redesign of the I-295 freeway into a parkway – will catalyze neighborhood investment and attract new retail and residential opportunities. These gateways will be the location for enhanced commercial services, increased access to waterfront parks and improved transportation connections across the river.
